The 3rd Quarter Board Meeting was held 16 July 2024, at 6:30PM at 23540 Stablewood Circle.
The meeting was called to order at 6:36PM, with Mark Jenner, Davin Rieke, Terry Johnson, Bobby Lambert and Marcelle Clement representing Magnolia Management.
After the agenda was approved the 2nd Quarter meeting minutes were reviewed and approved. The SPOA financials were reviewed along with the 2024 dues collection status. A discussion followed about dues collection and the lien status on 2 delinquent accounts. We also discussed the current spending rate with increase legal costs and landscaping maintenance cost that are exceeding our budget projections. We are attempting to mitigate legal fees by recovering those in the lien process but the landscaping costs are results of irrigation failures and increase material costs.
The board discussed current building projects, drive-thru reports and violations in the neighborhood. Currently there are 3 homes under construction and plans that have obtained final approval with construction planned this year.
Marcelle Clement is our new property manager with Magnolia Management. She is very professional and wants to be engaged in the neighborhood. Please do not hesitate to reach out to Marcelle with any issues needing attention.
The 4th Quarter board meeting is scheduled for 15 Oct 2024. This meeting is our preparation for the annual association meeting. Issues to be resolved will be the annual meeting date, time and location. The SPOA budget for 2025, the dues required to fund that budget, the Annual Board report, and new board member elections for 2025.
