The Board of Directors has approved three committees. They include:
- Architectural Review Committee
- Beautification & Curb Appeal Committee
- Social Committee
If you are interested in serving any of these committees, please contact one of the officers on the Board, preferably by email.
General Committee Guidelines
Committees shall be established and approved by the Board. Committees may be standing or ad hoc. The committee shall meet on regular basis, at least 4 times a year, but may meet as often as required to conduct its business. The committee shall require a simple majority of the total current membership to vote for any expenditure or decision before it shall become binding. For example a committee with 6 members, shall require 4 affirmative votes before approval of any issue.
Members shall be volunteers and will not receive any compensation for serving. Membership in the committee shall be for a term of one year and all terms shall run from January 1 to December 31. Members shall be allowed to serve for more than one consecutive term as long as no new applications have been received for committee membership.
Each committee shall include one board member (officer or non-officer). The board member shall be a voting member, but shall have equal voting power with all other members.
Expenditures approved by the committee shall be approved by the Board, as long as they are within the budget established for the committee and its areas of responsibility. Items outside of the respective committee’s annual budget shall require board approval in addition to committee approval.
Unless specifically authorized, no committee shall enter into a contract with from any vendors. The committee may solicit bids from vendors for activities approved by the board. Committees with approved budgets may buy goods and services but shall not make commitments in writing, without prior approval of the board.
For committees specifically defined in the Covenants, those rules regarding committee members and membership, duties and responsibilities shall apply. This document shall not supersede anything in the Covenants.
Architectural Review Committee
Size of Committee:
2-3 owners
The architectural review committee is described in detail in Article X of the Declaration of Covenants, Conditions, Restrictions, and Easements for Stablewood, LLC.
Members serving on this committee should have experience in dealing with architectural or construction plans, and should be well versed in what the Covenants specify and do not specify. This committee must implement the Covenants as written and should not become a group that controls the overall design of the neighborhood based on personal preferences. Currently all ARC activities reside with the Stablewood Board.

Beautification & Curb Appeal Committee
Size of Committee:
3-6 owners, plus board member
Purpose of committee:
The Committee shall be responsible for the overall appearance of the community. The goals of the committee shall be:
- To promote and encourage attractive landscape design of the neighborhood.
- To design, implement, maintain and enhance the landscaping in the common areas of the community, including the mowing of grass.
- To consider whether seasonal decorations shall be used in the community and to acquire and set up those determined to be appropriate.
- To respond to property owner’s requests for any changes to the appearance of the community.
- Ensuring that all lots (developed and undeveloped) adhere to cleanliness and upkeep guideline. This includes maintenance and mowing of grass, construction cleanliness around homes under construction.
- Notification of any owner of non-compliance with the Covenants and working with the owner to rectify the issue.
- Responsibility for enforcement of the covenants, should an owner fail to respond to the notification of non-compliance.
- Preparing and presenting a annual report for the Board on all issues of non-compliance and actions taken to correct those issues.
Social Committee
Size of Committee:
3-5 owners, plus board member
Purpose of committee:
- To plan social activities for the property owners association members. The goals of the committee shall be:
- Plan, organize, publicize and conduct 1 event per year as designated by the board of directors.
- Build and maintain good relationships between Stablewood residents/property owners and neighbors.Prepare an annual budget and report or the planned activities of the committee to be presented to the board of directors.
