The Annual Meeting for the Stablewood Property Owners Association was held 5 Dec 2024 at 6:30 PM at the Oaks Clubhouse and virtually via Zoom. The Zoom portion was hampered by technical difficulties making it largely unusable for 1 of our property owners. The meeting proceeded with representation from Magnolia Property Management and 24 property owners. The meeting was called to order at 6:34PM, proxies were certified, a quorum was established, proof of meeting notice was satisfied, and the agenda was accepted without change. A motion to waive reading and approve last year’s minutes was made by Guy Catalano, seconded by Mary-Edith Dressel and approved.
The SPOA Financials were reviewed. The 2025 budget, approved at the 4th Quarter Board Meeting held on 16 October 2024, was presented. The annual dues required to execute the budget will increase to $440 per year. All of us have been subject to inflation and rising costs over the past couple of years and the SPOA is no exception. We’ve experienced cost increases in electricity, natural gas, internet and insurance. Other significant increases were experienced in legal fees and postage in attempts to recover delinquent SPOA dues. These were unbudgeted expenses in excess of $3000.00 which represents 10% of our annual budget.
The number of delinquent dues accounts and the reluctance of some residents to follow the rules continues to cause concern We currently have a lien against 1 property and will consider actions on the other properties after the 2025 collection notices are processed.
The floor was opened for comments and concerns. The only issue discussed was vehicles traveling in excess of the posted 25 MPH speed limit. David D’Aquilla expressed concerns over traffic speeding to and from the Fisher compound before and after riding camps/lessons. Cornelius Anderson pointed out the use of golf-carts and 4-wheelers being operated by unsupervised minors, speeding and ignoring STOP signs. The Board will look at possible solutions at the January meeting and may ask Harrison County Sheriff’s Office to increase patrols and ticket these infractions.
The last item was board elections. The slate included the 4 current board members. After we opened the floor for additional nominations, a motion by Guy Catalano was entered and seconded by Mary-Edith Dressel for the current Board to continue in 2025. A discussion followed on the need for new members to be involved and the need for some continuity. The motion was then passed.
The officer positions will be: President Mark Jenner, Vice President Terry Johnson, Treasurer Davin Rieke and Secretary Bobby Lambert.
The first board meeting for 2025 was scheduled for 14 January at 5:30 PM and hosted by Terry Johnson.
