The 1st Quarter Board Meeting was held 14 January 2025, at 5:30PM at 23540 Stablewood Circle.
The meeting was called to order at 5:40PM, with Mark Jenner, Terry Johnson, Bobby Lambert and via ZOOM Davin Rieke and Marcelle Clement representing Magnolia Management.
After the agenda was approved the 4th Quarter 2024 meeting minutes were reviewed and approved. The SPOA financials were reviewed along with the 2025 dues collection status. A discussion followed about dues collection, the incorrect billing statements and the follow-up letter discussing the dues increase. We are not expecting any imposed late fees for the first half of 2025 due to this error. We discussed the lien status on 1 delinquent account and the potential of a second lien for a habitual non-compliant property who has taken no corrective action since April of 2023. Spending rates were reviewed with the new budget and some increases in irrigation maintenance and fencing costs.
The board discussed current building projects, drive-thru reports and violations in the neighborhood. Currently there are 2 homes under construction and plans that have obtained final approval with construction planned this year. We still have concerns with yard signs, people not cleaning up after pets and excessive speeds.
Access to the SPOA camera system was given to Investigators of the Harrison County Sheriff’s Office (HCSO) to aid them in the investigation of the armed robbery at the Menge Mart on Christmas Eve. At that time, we also discussed the HCSO planned implementation of and Intelligence Fusion Cell which would link and monitor some public and private camera systems. HCSO expressed interest in our cameras as they are of good quality and provide an excellent view of Menge Ave. It would provide the SPOA free monitoring of our cameras by HCSO with no additional cost to our setup or system.
Currently the irrigation system is down and we are having great difficulty finding anyone willing to work on the system. We plan some maintenance of the electrical boxes supporting the entrance and 2 other locations within the neighborhood. Also, we are soliciting a bid to trim/shape the Crepe Myrtles at the entrance. This will not be crepe murder just trimming the canopy back 2-3 feet. You’ll also see the vegetation trimmed near the railed fences at the entrance and the head of the circle in preparation of painting in Feb/Mar.
The follow-on Board meetings were scheduled for 5:30 PM on 15 April, 22 July and 28 Oct all held at 23540 Stablewood Circle.
The Board assignments remained unchanged.
