The Annual Meeting for the Stablewood Property Owners Association was held 10 Dec 2025 at 6:30 PM at the Oaks Clubhouse and virtually via Zoom.  The meeting was called to order at 6:33PM with representation from Magnolia Property Management and 21 property owners.  The proxies were certified, a quorum was established, proof of meeting notice was satisfied, and the agenda was accepted without change.  A motion to waive reading and approve last year’s minutes was made and approved.

The SPOA Financials were reviewed.  The 2026 budget, approved at the 4th Quarter Board Meeting held on 28 October 2025, was presentedThe annual dues required to execute the budget will remain at $440 per year.  A list of unbudgeted expenses that exceeded $3000.00, which represents 10% of our annual budget, was discussed.

The number of delinquent dues accounts and the reluctance of some residents to follow the rules continue to cause concern.  The SPOA currently has a lien against 1 property and will consider actions on the 2 other properties after the 2026 collection notices are processed.

The floor was opened for comments and concerns.  The only issue discussed was the condition of Oakenshield Lane and vehicles driving through backyards and damaging new utility infrastructure and private property.  This is technically not a SPOA issue, the Board will attempt to gather information from all parties and seek a solution.

The last item was board elections.  The slate included the 4 current board members and Earline Sawyer who volunteered to serve.  A motion was made, seconded and passed to bypass written ballots and move to a voice vote.  The 5 members were all voted for unanimously and will serve for 2026. 

The Board will be:  President Mark Jenner, Vice President Terry Johnson, Davin Rieke, Bobby Lambert and Earline Sawyer.

The first board meeting for 2026 was scheduled for 20 January at 5:30 PM and hosted by Terry Johnson.
