The 1st Quarter Board Meeting was held 20 January 2026, at 5:30PM at 23540 Stablewood Circle.
The meeting was called to order at 5:40PM, with Mark Jenner, Terry Johnson, Bobby Lambert, Earline Sawyer, Davin Rieke and Marcelle Clement representing Magnolia Management.
After approving the agenda, we welcomed Earline Sawyer as a new board member and confirmed Mark Jenner would continue as President, with other duties shared. The 4th Quarter 2025 minutes and year-end financials were approved, and the status of 2026 dues collections discussed. We addressed late billing, delinquent accounts, and liens, agreeing to initiate two additional liens at the April meeting to give owners time to respond to the new billing. Spending rates for 2025 were reviewed and found balanced with the dues increase. Financially, we are solid and the board remains optimistic about the budget if all owners pay annual dues in a timely manner.
The board reviewed ongoing building projects, drive-through activity reports, and neighborhood violations. At present, one home has commenced construction, and additional projects with approved plans are scheduled to begin later this year. Concerns remain regarding the presence of yard signs, inadequate pet waste cleanup, and frequent incidents of excessive vehicular speed.
The board reviewed the Oakenshield easement discussion from the annual meeting, received updates from property owners, and discussed ongoing plans between the county and far-end residents. Conversations with Marlin Ladner from the HC Board of Supervisors suggest changes may occur this year.
The last item discussed was an inquiry about the lighting at the entrance. The lighting will be reviewed and discussed at the next meeting.
