The 3rd Quarter Board Meeting was held 21 July 2026, at 5:30PM at 23540 Stablewood Circle.
The meeting was called to order at 5:40PM, with Mark Jenner, Earline Sawyer, Terry Johnson, Bobby Lambert, Davin Rieke and Marcelle Clement representing Magnolia Management.
Following approval of the agenda, the minutes from the second quarter were ratified, and the budget along with the status of dues collections for 2026 was reviewed. The board discussed delinquent accounts and the status of 2 liens. Spending rates for 2026 were examined and deemed appropriate given current funding and expenditures. The board is confident in the financial stability of the association and remains optimistic regarding the budget, but this is contingent upon timely payment of annual dues by all owners.
The board evaluated the status of current building projects, drive-through activity reports, and neighborhood compliance matters. Currently, construction of one residence is in progress, with additional approved developments planned for initiation later this year. Ongoing concerns include the display of yard signs, insufficient pet waste management, and recurring issues related to speeding vehicles and delinquent dues. The conditions of the landscaping at Stablewood Dr and Stablewood Circle were discussed and will be addressed.
The follow-on Board meeting is scheduled for 5:30 PM on 21 Oct, to be held at 23540 Stablewood Circle. This will be the planning meeting for the Annual Meeting in December. Recruitment of new board members was encouraged.
