The 4th Quarter Board Meeting was held 21 Oct 2026, at 5:00PM at 23540 Stablewood Circle.
The meeting was called to order at 5:10PM, with Mark Jenner, Earline Sawyer, Terry Johnson, Davin Rieke and Marcelle Clement representing Magnolia Management.
The board approved the agenda, ratified the third-quarter minutes, and reviewed the 2026 budget and dues collections. It also discussed five delinquent accounts and one lien. Spending was considered appropriate for current funding and expenditure rates.
Magnolia Management presented a proposed budget for FY2027 that was reviewed and accepted. The current dues assessment of $440.00 per year will remain static.
The board evaluated the status of current building projects, drive-through activity reports, and neighborhood compliance matters. Currently, construction of one residence is in progress, with additional approved developments planned for initiation next year. Ongoing concerns include the display of yard signs; recurring issues related to speeding vehicles and delinquent dues. We also discussed trees over hanging Stablewood drive and the need for some pruning. The property owners were notified.
As of the meeting date, Harrison County had accepted the project and begun paving Oakenshield Lane eastward from Woodland Drive. Once paving is complete, Stablewood Drive homeowners should receive county letters about vacating the Oakenshield Road easement from Menge to the northeast. The notice should explain the road easement removal and confirm the existing utility easement.
The Annual meeting is scheduled for 6 PM on 8 Dec, to be held at The Oaks Clubhouse.
The meeting adjourned at 5:53PM
