Please make plans to attend the Stablewood Property Owners Association annual meeting.  This year’s agenda includes an overview of the 2016 budget, financial report and committee reports from Architectural Review (ARC), Beautification, Curb Appeal and Social.  Unfinished Business includes;  Covenant updates, safety concerns and Neighborhood Watch.  New business includes; Lot 9, Phase I property disposition proposal and Board elections.

Board elections will be extremely important this year.  Currently, four out of the five serving members will not be serving on the board next year.  Several of the members are also committee members which leaves both the board and the committees in desperate need of volunteers.  All members need to come to the meeting with nominations of people willing serve on the board or a committee.

Neighborhood Watch programs provide residents with the feeling of ownership for their community by promoting the belief it is everyone’s responsibility to see that their community is a safer place to live.

Neighborhood Watch encourages resident to be alert for suspicious activity in the area and interact with each other by exchanging information about worked schedules, vacations plans, types of vehicles belong to residents, etc. Regular monthly, bi-monthly, or quarterly meetings offers residents’ updated information on current crime trends and allows residents the opportunity to plan watch programs for their area.

Do Neighborhood Watch programs really work? A recent study by the U.S.Department of Justice COPS Office found “across all eligible studies combined, Neighborhood Watch was associated with a reduction in crime.”

Some advantages of Neighborhood Watches include:

• Reduces crime and prevents crime.
• Provides direct contact with the Sheriffs Department.
• Increases awareness about activity in Harrison County.
• Helps neighbors get to know each other.
• Assist the Sheriffs Department with crime prevention efforts.

Neighborhood Watch Do’s and Don’ts

DO:

•  Report suspicious activity immediately to the police, not the Neighborhood Watch coordinator or Block Captain.
• Report all crimes to the police.
• Learn whats normal in your neighborhood.
• Take a pro-active stance against crime.
• Encourage others to participate in Neighborhood Watch, invite new residents to join the Neighborhood Watch.
• Attend Neighborhood Watch meetings.
• Obtain full descriptions and license numbers of suspicious people and their vehicles and report immediately to the police.
• Participate in operations identification.

DON’T:

• Don’t take the law into your own hands.
• Don’t approach suspicious people. You should never attempt to apprehend a suspect.
• Don’t stop criminals committing crimes.
• Don’t pull over cars on patrol or any time.
• Don’t take unnecessary risks to obtain information on suspicious people or crimes.
• Don’t hesitate to call the police.

The SPOA 2016 Board term is rapidly nearing the end. The last scheduled meeting for the current Board is 7 Nov 2016 at 7PM. If you have issues that need to be added to the agenda, please email them to Pelican Property Management.

The SPOA Annual meeting is tentatively scheduled for 8 Dec 2016 at 6PM at the Oaks Golf Club. The Board turnover this year is going to be large so please be prepared to offer willing nominations at this meeting. The current board President, Rod Jenkins will not seek another term. Cornelius Anderson has indicated he will not seek a second term and Russ Seignious will not remain on either the Board or the Architectural Review Committee. At the time of this posting Roland Samson had made no declaration and Mark Jenner was undecided.

Stablewood Property Owners Association will hold its annual members meeting on December 10, 2015 at the Oaks clubhouse. This is your chance to hear about the operation of the association, how your money was spent, and the plans for next year. You can meet with the board and Pelican Association Management to discuss any issues you may have or would like to discuss.

All property owners are invited to attend. Your presence is important because your vote is needed for election of board members. If you are unable to attend in person, you can delegate your vote to any other member of the association. To do this, you will need to complete the proxy form sent to you in the mail recently.

A new year is upon us and change is in the air. Founding members Mary Edith Dressel and Bill Jackson chose to step down from the board after five years of service to the Association. Also retiring, after four years, is Alfred Rath. The Association thanks these individuals for the hard work they put into creating the organization. Stepping up to assume the leadership role on the board is Joe Furco, who assumes the titles of President, Secretary and Treasurer. While Joe has only lived in Stablewood for about 18 months, he became a board member in 2014 and showed an interest in becoming even more involved this year. Second-year board member Rod Jenkins has been elected as the Vice President of SPOA. Roland Samson, who is one of the developers of Stablewood, will continue to serve as a board member. Roland was also a founding board member of SPOA and is entering his sixth year on the board.

Another big change for SPOA is the addition of a management association. Pelican Association Management will be taking over the day to day responsibilities for the Association. Owners won’t see much of a change, other than a new address to mail your dues, but Pelican will be handling much of the behind the scenes work that the board has been doing for 5 years. You will be able to make your dues payments online for the first time, beginning this year. Pelican will also handle the billing of dues, covenant issues and the relationships with vendors that support the neighborhood. Look for a newsletter on a regular basis and more information on this website.

2014 was a banner year for building in Stablewood, and the trend appears to be continuing into 2015. A number of homes were completed last year, there are several houses under construction now and one or two owners have plans being reviewed and should begin construction soon. All this is great news for the neighborhood.

The new year is upon us and there are significant changes in Stablewood. First and foremost, your property owner association dues are going down! By now, you should have received your statement for 2012 for your annual POA dues. For the first two years, the dues were $600 per lot. This  was based on a budgetary estimate created when the POA was first formed in late 2009, as well as actual expense incurred in 2010.

We ended the year (2011) with a positive cash balance to allow for unexpected expenses. We have also been able to get the county to take over the cost of the streetlights that are in front of homes. Those two facts have allowed us to reduce the dues for 2012 to $500 per lot. You have the option of paying $250 by January 31, and the balance by July 31. Sending in the entire $500 now will save everyone time and postage! (more…)
